Carmel/Pebble Beach Market Report Q-1/American Dream TV

2NW Junipero & 3rd/ Sold, Represented Seller

Let’s talk real estate. We’ll first look back and then look forward to what’s to come. I’d like to share with you our 1st Quarter report for all of our different areas on the Monterey Peninsula and surrounding areas.

We started the year with a slow start – but then who wants to go shopping for a house in the pouring rain and windy weather. Not only weather, but high interest rates, economic pressures, and geopolitical concerns affected the market for the entry level buyers, move-up sellers, and luxury buyers and sellers.

Cautious – I think would be a good way to describe buyers and sellers during the first 3 months of 2024.

Now that we’re almost at the end of April, we’re seeing many more listings and purchases taking place. These are all good signs of a revitalizing real estate market, even though the interest rates have not adjusted down to where buyers were hoping. We are seeing many more sales, more inventory coming on, and listings staying on the market for a shorter time length. What will the future hold? These good signs show a positive shift in the real estate market. However, keeping it real, we have wars going on in Europe, a presidential election coming up, and everyday costs rising. Time will tell if this “spring buying season” continues to heat up and I’m guessing it will. There is a pent up demand of people who want to move and that’s what makes the “real estate world” go around.

Lifestyle, Community, and Real Estate

A real show focused on positivity and the stories of our neighborhoods. Are you ready for some positive media about our amazing community?

For those that caught my last post,  thank you for all your kind words of encouragement for my new venture as a new TV Host for the American Dream TV. The first segment was a lot of fun to film (however I was a bit nervous!). This weekend the  30 minute show premiered and is now streaming on the following platforms, Amazon Prime Video, Amazon Fire tv, Apple TV, Roku, YouTube Movies & TV, Tubi. If you missed my segment in the last newsletter, you can see it below.

There was one part of the segment, that everyone commented on. It was my visit to Dutch Door Donuts. I never thought people would get such a kick out of watching me eat a donut!

I need your help!

The executive producer said specifically that they are looking for me to interview and share the stories of the biggest movers and shakers, innovators, CEO’s, philanthropists, creatives, and business owners in our Carmel/Monterey Peninsula area. I want to interview those making a positive impact on our community as the show is meant to combat negative media with real and positive stories. WHO should I look to feature on this show? Please email or text me with your ideas.

Also, for the real estate component, I’ll be featuring some of my real estate listings on the show which will get thousands of views. You must know someone who is thinking of selling their home this spring. I’d love your introduction.

Until next time . . . I love your feedback and if you know of anyone who needs expert real estate services, please let me know. I would love to represent some other great clients, JUST LIKE YOU!

JUST SOLD ~ 1117 Sawmill Gulch Road, Pebble Beach, CA

I love happy sellers!!  I recently represented the sellers of 1117 Sawmill Gulch Road in Pebble Beach.  The sellers were ecstatic with multiple offers and a full price offer.   Congratulations, Leonora and Sam!

This is what Leonora had to say . . .

Over the years I have bought and sold a number of houses in Maryland, California, Texas and Colorado. The real estate agents I have worked with have been knowledgeable and professional. And I have been satisfied with all of them. But Susan Clark stands out for qualities that are above and beyond normal agents.
In her sales pitch Susan Clark explained up front what she would do as our selling agent. Her promises were clear and compelling. Communication was at the top of the list. We would always know what was going on – good news or bad. Her follow up after every open house and every viewing was thorough and valuable. It wasn’t just a “not interested” comment but useful information.
Advertising was also near the top of the list. We appreciated how she used current technology to gain the greatest exposure from websites, professional photography, video complete with drone fly-over, social media to name just a few. The presentation and content were stunning. But advertising was not just passive. It was active, too, with weekly open houses and broker open houses.
Susan Clark’s professional appearance was complimented by her professional manner. She maintained an attitude of confidence and commitment to details that earned the best possible relationship between possible buyers and this seller.
Susan assisted us with decisions we made and guided us through the complex process of setting an asking price, handled offers and counter offers, and advised us during negotiations. After receiving three offers at once and after we accepted one of them (at full price) she urged us to accept a back-up offer which we did. Susan also continued to hold open houses. That led to the buyer removing contingencies without making too many demands for repairs.
To summarize, Susan Clark is the very essence of a great real estate agent whom I highly recommend.
